About
A reference work with a broker behind it
DSCRLoans.loan was built to be the place an investor looks things up: what a coverage ratio means, how a rent schedule is prepared, why reserves matter, and what a prepayment structure actually costs.
Who we are
DSCRLoans.loan is a Loan Daddy LLC brand, NMLS 2827624.
Broker, not lender · NMLS #2827624 (nmlsconsumeraccess.org)
AZ CMB Licensed · #CMB-2016143
Business-purpose loans for non-owner-occupied investment property only; not for personal, family or household use. Not a commitment to lend. All loans subject to underwriting and lender/investor approval; terms subject to change.
We are a mortgage broker. We arrange and shop financing from wholesale lenders; we do not lend our own money, make credit decisions or fund loans. When you send a scenario, a Loan Daddy loan specialist reviews it, compares programs from multiple wholesale lenders whose guidelines fit, and walks you through the trade-offs before you choose.
Editorial standards
- Definitions before opinions. Entries open with what a term means, then how it is used.
- No invented numbers. We do not publish statistics we cannot source, and we do not publish rates. Where requirements differ across lenders, we say so instead of picking one.
- Neutral on structure. We describe trade-offs (interest-only versus amortizing, longer versus shorter prepayment periods, one loan versus several) without steering toward the option that pays more.
- Dated and revised. Guides carry publish and update dates, and we revise them when common practice changes.
What we do not do
DSCRLoans.loan focuses only on business-purpose financing for non-owner-occupied investment property. We do not arrange loans for a home you or your family will live in, including second homes for personal use.
